The Foundry

Phoenixville is an old steel town that is rising up from the ashes and making a huge splash on Chester County.  The Foundry, seen above, represents one of the many buildings transformed during the exciting renaissance of this special town.  The ‘Strip’ in Phoenixville is Bridge Street and restaurants, bars, and specialty shops are blooming along the river as the community is heavily focused on stimulating the growing local economy.  Investors in commercial and residential are taking notice as multi-million dollar projects are beginning in 2011 including a massive riverfront revitalization to include retail, office and luxury apartments.  There have also been whispers of  a Minor League ball park…the residents are keeping their fingers crossed.

West Chester

West Chester was originally known as Turk’s Head – after the inn of the same name located in what is now the center of the borough. West Chester has been the seat of government in Chester County since 1786, and the borough incorporated in 1799. In the heart of town is its courthouse, a classical revival building designed in the 1840s by Thomas Walter, one of the architects for the Capitol in Washington, DC.

The Housing crash had little effect on borough as West Chester has low unemployment, high income demographics and the support of West Chester University and the Courthouse activities.  The West Chester residential and commercial areas remain strong and steadily increasing in value as West Chester remains the ‘place to be’ with its varied restaurants, avid night life and booming retail industry.

Google+ What is it and why use it?

Google+ is the runner behind Facebook in the race to be your face in the Social Media circuit.  It allows for more privacy in posting by creating circles of contacts that can be easily compartmentalized so I dont send a picture of my dog eating crickets to my next client who is buying a home in the area.  When I post that I just had the best Ravioli of my life time at a local Bistro- my Mother-in-law doesn’t get a offended because she is not in my ‘foodie circle’.  Circles overlap of course and it appears to be getting interesting as the Google+ project matures. The Gateway to Great Valley

Great Valley is on the verge of explosion- in a good way.  The 29 interchange is being built as I type and will bring in a new era to the already powerful residential and commercial properties surrounding Great Valley Corporate Center.  Direct Turnpike access means many things- but I will list a few.

1. The Corporate center will be available to a much wider pool of potential employees as Western PA and New Jersey residents have a direct link to Great Valley- thus negating a previously horrid commute.  This will make Great Valley an employment destination and a sure foothold for any Company smart enough to see the value.  As companies move in to Great Valley Corporate and Atwater, many of the upper management will wish to live nearby in the high demand Charlestown and Willistown Townships as well as the high end ‘pocket neighborhoods’ like Valley Forge Mountain and Valley Forge Woods.

2. Phoenixville will finally be east to get to.  Phoenixville is already blooming in an astounding renaissance of Art, Cuisine and Nightlife and now there is an exit off the Turnpike that leaves you 5 miles due south with 3 gorgeous country roads to take you Downtown.  Far fetched? DeMutis is building a $60M dollar project downtown.  The plans for the mixed-use development include a 30,000-square foot office building, 90,000-square feet of retail space and 275 apartments. A 630-space parking garage is also planned for the site.

3.Many people cannot afford to live near Great Valley, but access the employment is paramount.  Expect Morgantown (two exits west) to get a nice boost in residential purchasing followed by growing local business.  Look up and down the Turnpike and see for yourself…Now is the time to get in on boom,

The Main Line.  What is the Main Line, where does it begin?  where does it end?
